What Exterior Paint Color Sells Houses?
January 19, 2023
The calendar may say January, but spring is right around the corner in the real estate world. If you are planning on putting your home on the market this spring or summer, now is the time to plan any improvements including a curb appeal-boosting paint job.
When considering painting your home’s exterior, you may wonder what the best color is to help your home sell fast and potentially at a higher price point. That’s why we are taking a closer look to help you make an informed decision as you set about selling your home.
Why Paint Your Exterior?
Let’s take a step back for a moment before we dive into what the polling says about home colors and ask the question “why should you paint your home in the first place?”
Real estate professionals all agree that a home that looks clean, neat, and well cared for on the outside will create a positive first impression whether it is seen in person during a showing or open house or if seen online. Maximizing curb appeal is the name of the game to get potential buyers excited to investigate he home further and determine if it’s worth making a bid on.
Paint Colors That Sell
The concept behind choosing a “good” color for the exterior of a home is relative in most cases. The ultimate goal is to choose a color that will appeal to the largest number of potential buyers. Thus, the idea is to play it safe and not choose a color palette that may be seen as too bold and daring, too strong for the neighborhood, or a color that is out of the norm.
That being said, it is no surprise that some of the best colors to paint a home to sell fall in the category of neutrals. For instance, a report conducted by Fixr, a home improvement resource states that “whites and creams make a neutral, clean, fresh backdrop.”
Additional evidence of this line of thought comes from Elizabeth Mendenhall, a realtor and a former president of the National Association of Realtors, who states that “Neutral and traditional colors are a good bet if you are going to paint your home’s exterior to get it ready to sell.” These colors tend to appeal to the largest number of people.
Outside of white, off-white, natural wood tones, beiges, and grays are top picks for home exterior color pallets. Some realtors explain that even lighter blues or blue-gray tones will sell homes along with deeper gray or taupe shades.
One color that is frowned upon is any bright or standout color. For instance, a study published in Reader’s Digest stated that “houses painted a creamy, bright yellow sold for $3,408 less than other homes.”
